Who are Strata Specialist Lawyers?
Strata Specialist Lawyers was established in 2016 by Colin Cunio, a lawyer admitted in the Supreme Court of NSW and the High Court of Australia with over 25 years experience in the legal industry, and specialising in strata law for over 15 years.
Do you offer fixed-fee options?
Yes. Our dedicated by-law department drafts by-laws for a fixed $770 and consolidates and registers by-law changes for a fixed $990, both inclusive of GST. Other work is quoted on its nature; NCAT and court dispute work is time costed.
How much does a strata by-law cost?
Drafting is a fixed $770 inclusive of GST — including the motions, the consent form, covering advice, and any changes you request to the draft. Consolidation and registration is a fixed $990 inclusive of GST and all third-party expenses. The combined service is $1,760.
How long does by-law drafting take?
Over 90% of our by-laws are drafted within two business days of receiving instructions and documents.
Do I pay anything upfront for by-law work?
No. We complete the work first, then send our invoice, and the completed work is provided on payment. Nothing is paid in advance and no money is held on account.
Do minor renovations need a by-law?
Not always. Some renovations are minor renovations needing only a general meeting approval rather than a by-law, and cosmetic work may need no approval at all. When you send us your details we tell you if a by-law is not actually required — before you spend money on one.
When must a by-law change be registered?
A change of by-laws must be lodged for registration with NSW Land Registry Services within six months of the resolution being passed at the general meeting, and until registration the change has no effect.
What does the registration service include?
Reviewing the minutes, converting the by-laws to Word, consolidating them in registrable form, preparing the registration forms with signing instructions, verification of identity, electronic lodgement with all fees included, and returning the registered dealing with a consolidated set in Word with a linked, searchable table of contents.
How do you use AI?
We use AI to assist with call and enquiry handling, client database management, file opening and limited workflow management only. AI, including generative AI, is not used in any legal service work we are instructed to undertake.
