Consolidation & registration — $990 fixed, all expenses included
After the meeting, the by-law change must be registered with NSW Land Registry Services. We handle the whole process for one fixed fee.
What the fixed fee includes
- Reviewing the minutes of the meeting where the change was made.
- Converting PDF by-laws into Microsoft Word.
- Consolidating the by-laws in registrable form.
- Preparing the change of by-laws form, with example signed forms and specific signing instructions for the secretary or strata manager.
- Verification of identity and electronic lodgement with NSW Land Registry Services, with all lodgement fees and third-party expenses included.
- Returning the registered dealing and the new consolidated set in Word with a linked, searchable table of contents — in a form that can actually be maintained. We can add the scheme's or the strata manager's logo.
A change of by-laws must be lodged for registration within six months of the resolution being passed at the general meeting, and until registration the change has no effect. Sending it to us promptly after the meeting keeps the scheme compliant and the by-law enforceable.
Repeat schemes and first-timers
If we have registered by-law changes for your scheme before, the process is even faster because we already hold your consolidated set. For a small number of large first-time consolidations — fewer than 2% of registrations — an additional fee can apply, and we tell you the fixed price before any work starts.
Payment
Nothing upfront. We prepare everything, send our invoice, and lodge on payment — you never pay for a registration that is not ready to go.
