Over 90% of by-laws are drafted within two business days of receiving instructions and documents — and there is nothing to pay upfront. We invoice when the work is complete, and the completed work is provided on payment.

What we draft

Works and renovation by-laws under Section 108 of the Strata Schemes Management Act 2015 (see renovation by-laws); exclusive use and special privilege by-laws under Sections 141 to 144 (see exclusive use by-laws); scheme rules covering pets, parking, smoking, noise and letting; repeal-and-replace motions; retrospective by-laws approving works already carried out; and consolidations. If your renovation is a minor renovation or cosmetic work that does not need a by-law at all, we tell you before you spend money on one.

Why lawyer-drafted matters

A by-law allocates repair and maintenance responsibility for altered common property for decades, and a badly drafted one can be challenged at the Tribunal or leave the owners corporation carrying costs the owner should bear. Because we also run strata disputes, our by-laws are drafted to survive scrutiny: clear conditions, workable insurance and indemnity terms, and cost-recovery provisions structured to remain enforceable under the current case law.
